We specialize in building custom tiny homes better known as office sheds under 120 square feet. Our office sheds are built with a high industry standard that stands above the average sheds. They are not like typical prefabricated sheds sold on online stores or at bricks-and-mortar home improvement stores. Our sheds are built of high-quality materials, with fine craftsmanship, waterproofed and thermally insulated with interior finish grade Level 4. Our build quality is equivalent to that of a typical house for the durability and longevity. Our sheds can be used as an office, a yoga studio, an art studio, a small gym, an additional room, or just as a chill out place. A quality office shed can be a good investment as it can significantly increase the value of your home and potentially attract more buyers to your property.

Permitting

Per the California Residential Code detached accessory structure not exceeding 120 square feet. does not require a building permit if there is no plumbing, electrical, or mechanical equipment, and its height does not exceed 12 feet. However, you better check with your local Building Department for required setbacks from property lines. Usually, the setback for sheds that are 120 square feet is 5 feet in the rear and side yards. If you plan to add any electrical to the shed, a permit for electrical work will be needed. Most of our shed that are 10'×12' and 8'x15' does not require a city permit.

Pricing

We build custom office sheds at an reasonable price. Our finished office shed pricing starts at $170/sqft and that includes finished interior Level 4. A typical price to built a shed of 120 square feet with 1 french or sliding door, 2 single hung windows, and flat or skillion roof is $35,000 - $40,000 (including interior finish Level 4, and exterior painting). Primary, the price depends on a brand and type of finish materials like siding, doors, and windows. Usually, a cost of labor is about $20,000 plus the cost of materials $15,000 - $20,000. Cost of labor may increase for additional windows, type of roof, and electrical work.
